Building Your Home to Survive the Extreme Louisiana Heat

When having a new home built many people make sure the house has everything they want, but it is also important to make sure your new home has everything you truly need . It is critically important to consider the weather and climate in the area your home is being built in and how that can affect which features are most important.

The extreme heat in Southeast Louisiana means your home needs to have excellent insulation and perhaps most importantly, air conditioning. We all know how brutal the summers can be in Louisiana, and having a home built without A/C in New Orleans or the surrounding areas is a recipe for disaster.

Choosing the Correct A/C Unit

The air conditioning unit you choose needs to correspond to the size of your home, or in industry terms needs to be properly “sized,” in order to cool your home properly and efficiently. If your A/C unit is too big it will use too much electricity, provide uneven cooling results and leave the air in your house with excess humidity. If the unit you choose is too small it simply won’t cool your home properly.

First you will need to determine the square footage of your home. If you don’t feel like doing the math, look for your property tax statement or contact your county auditor’s office. Make sure you don’t include areas that won’t be cooled, such as basements.

Once you have your total square footage you can use that to determine the amount of BTUs (British Thermal Units) your A/C unit needs. Feel free to use this handy conversion chart brought to you by Hyman Bartolo:

  • 100 to 299 sq. feet – 5,000 to 7,000 BTU
  • 300 to 549 sq. feet – 8,000 to 12,000 BTU
  • 550 to 999 sq. feet – 14,000 to 18,000 BTU
  • 1,000 to 1,200 sq. feet – 21,000 to 24,000 BTU
  • 1,500 to 1,999 sq. feet – 30,000 BTU
  • 2,000 to 2,500 sq. feet – 34,000 BTU

Proper Insulation for Hot Weather

Your home must be insulated and sealed to keep the heat and humidity out of the house. Direct radiation from the sun beating down on the roof and west walls is also a serious issue during the hot Louisiana summers.

A light colored roof can reflect radiation away from the house similar to the way wearing a white shirt is cooler than a black one when you are out in the sun. Adding insulation to the right areas of your home will help keep the heat out of your house and ensure you are not straining your air conditioning unit to maintain a comfortable temperature in your home.

Smart Pool Systems

Modern technology has expanded into the backyard pool industry, introducing a number of pool additions and solutions that can save you time and money. One major trend is the switch from chlorine cleaning systems to all-natural salt water. Table salt and other varieties naturally contain small amounts of chlorine. Adding salt to your pool helps keep it clean without having to add large amounts of chlorine on your own; many people report that salt water is much easier on the skin and eyes than chlorinated pool water.

If you really hate cleaning your pool, consider investing in an automated cleaning system. Some of today’s high-powered filtration systems and robotic cleaners can all be controlled through a simple smartphone app. You’ll never have to worry whether or not the water is ready.

Energy-efficient options such as variable-speed pumps and solar-powered features can also help you save the environment and conserve energy. Some systems even allow you to apply for an energy rebate, significantly reducing the installation costs.

Landscaping

The area around your pool is just as important as the water itself. With the right landscaping, you can turn your modest pool into an outdoor oasis. Natural stone decking and similar materials create a timeless, stylish look that are luxurious and environmentally friendly. You can also incorporate design elements from your home’s exterior for a more cohesive aesthetic.

For the perfect outdoor escape, consider planting large palms trees and other shrubbery. By incorporating plant life and soothing water features you can transform your backyard into an exotic escape from modern living.

If you’re interested in using your pool year-round, swimming pool enclosures might be the perfect investment. By adding a domed cover, or even building an entire glass room, you can enjoy a swim no matter the weather or season.

Atmospheric Lighting

Outdoor lighting allows you to use your pool day or night, in addition to setting the perfect mood. Simple floodlights or basic pool lighting might be cheap, but are only available in standard colors and options. Light-emitting diode (LED) pool systems are more energy efficient than older lights and allow for almost limitless customization. The lights can be installed above or below the water line and are available in many different colors. Some systems even have programmable RGB levels, giving you the ability to change the color and feel of your outdoor space whenever you see fit.

Spring is the perfect time for a new start, both in your personal life and your home. After a long and wet winter your home is probably in need of some extra care. Here are a few things you can do around your house to keep it fresh and ready for the upcoming season.

Wash Carpeting and Upholstery

Unless you’ve been cleaning them regularly, any fabrics in your home have absorbed an entire season’s worth of dirt, body oils and moisture from the air. Now is the time to shampoo your carpets  and thoroughly wash any cloth upholstery in your home. While you can rent a carpet cleaning unit and do the job yourself, hiring a professional ensures the job is done right and that all excess moisture is completely removed from your carpet and furniture.

Go Through Your Closet

As the weather starts to warm up , you’ll likely adjust your wardrobe and begin wearing some cooler clothing. Instead of letting winter outfits take up extra room in your closet, consider putting them in storage until they’re needed again. If there are any items you no longer want or have simply grown out of, consider having a garage sale or donating your clothing to a second-hand store. Not only will your home be cleaner but you’ll be helping out others as well !

Check for Water Damage

After the wet winter months have gone, but before hurricane season begins in June, spring is the perfect time  to thoroughly inspect your home for signs of water damage. Check places such as your walls and crawl space for mold growth, unpleasant smells or water stains; even small spots of damage could indicate a much larger problem. Prolonged water damage could weaken the integrity of your home’s structure, while the mold that thrives in such a wet environment poses a number a health risks. If you suspect your home has suffered extensive water damage or a mold outbreak, it’s advisable to hire professional cleaning technicians to ensure your home is completely dry, mold-free and safe.

Wipe Down Fixtures and Appliances

Now is the time to put a little extra elbow grease into chores you wouldn’t normally do otherwise. In addition to dusting your home to get rid of any allergens, be sure to thoroughly wipe down and clean all surfaces. Polish any wood furniture or stainless steel appliances and take the time to clean faucets throughout the kitchen and bathrooms. Remove any excess moisture when you’re done to ensure a streak-free finish.

Installing a home office can yield several benefits ranging from tax deductions to the convenience of being able to work from home and quitting the commute. As great as it sounds, there are also cons to consider that may or may not dissuade you from moving forward with a home office. Here are some pros and cons to weigh if you’re considering installing or creating a home office.

Pros of a Home Office

The ability to work from home allows you to manage and control your business at your leisure and flexibility, especially if you work in consulting, phone sales, writing or research. Benefits of working from home include:

  • Save money– A home office can help a business owner save money by not having to deal with all the issues that come with a commercial property such as paying commercial taxes, paying for renting the property you conduct your business in, parking, utilities, and insurance coverage.Home business rules can be complex at times but conducting business from home provides eligibility for tax benefits and depreciation deductions.
  • Flexible schedule and routine– Working from home allows for greater control of your work schedule and daily routines, providing flexibility and convenience. When you work from home you cut out the time-consuming commute to the office, can easily make time for a doctor’s appointment, handle emergencies quickly and take timely breaks to improve your work output.Sick time isn’t an issue as you’re already home and can even fit in some work if you feel well enough to do so but not well enough that you could function in a corporate office environment. The ability to heat up some soup and wrap yourself in a cozy blanket at home and still work is a great alternative, especially when you have all the resources, equipment and tech you need to conduct business in the very next room.

Cons of a Home Office

Working from home is a fantastic option although it comes with its own hurdles and personal safety concerns. Here are some common issues to consider:

  • Bringing clients into your home– If you have an urgent matter that needs an in-person meeting with an employee or client in your home it can be an awkward situation. Wafting aromas from lunch, tossed clothes on the couch, children’s toys scattered about and messy dining and coffee tables can give off the wrong impression when bringing a client or employee into your home, no matter how organized your home office is.Bringing clients into your home can also jeopardize your safety, especially if the matter of business you’re conducting is sensitive to you and the client. If a client becomes angry with you over business matters gone awry and they’ve been to your home office, they can directly find you, preventing you from using your home as a personal sanctuary from official business matters.
  • Zoning restrictions– Zoning restrictions aren’t just limited to construction matters; your home business must adhere to them as well. Not all types of business conducted from home have to adhere to zoning restrictions, but most do. Restrictions include the amount of traffic your home receives, how often delivery vehicles stop at your house to drop products off and posted signage can be affected by zoning laws.Conducting business through your home can also complicate your homeowner’s insurance policy and can affect your qualification, coverage and rates.

Before you welcome family and guests into your home, it’s a good idea to spruce up your interior to impress your visitors and provide maximum comfort and hospitality during the seasonal celebrations. Here are some remodel and design ideas to wow your guests.

Holiday Remodeling Ideas

  • Add a Kitchen Island– If you don’t have one already, kitchen islands can be an excellent entertainment piece for family and guests. Islands add a lot of functionality to a kitchen in terms of food preparation and counter space, in addition to being a reliable investment that will increase the value of your home.

Seating family and guests around your island as you cook up a dish using a family recipe is a great way to reminisce on past times and catch up on what’s new in everyone’s life. Islands are a popular feature in modern kitchens; not only will it add functionality to your everyday cooking and entertaining, it will also appeal to homebuyers if you one day decide to sell your home.

  • Install Task Lighting– Task lighting is an affordable upgrade that can add a lot to your home without requiring a full remodel. Task lighting is pretty self-explanatory, primarily used to spotlight a particular workspace. In your kitchen this is usually your countertops; people most commonly install task lighting on the bottom of cabinets.

Task lighting can be used for more than just lighting a workspace. You can also use it to softly light an intimate gathering, highlight beautiful backsplashes or draw attention to food, decorations or all those delicious holiday cookies you made, or use task lighting in a living room to provide the perfect amount of reading light over a comfy chair or softly highlight a piece of art.

Task lighting can subtly add to the ambiance of your kitchen or living room, making meals and family gatherings feel more intimate and cozy without garishly announcing its presence.

  • Replace Your Kitchen Sink with a Farmhouse Sink– A farmhouse sink is much wider and deeper than traditional kitchen sinks and can easily accommodate all those dirty dishes you’ll accumulate from your holiday parties and festivities.
  • Create a Home Theater System– There’s nothing better than gathering in the living room and watching a holiday movie with family and friends. Install a flat screen TV, purchase a deluxe home entertainment system, add a great surround sound system and some comfortable, cushy chairs and a sofa to create the ultimate theater experience without having to venture outside in the cold to head to a theater.2 Your guests will appreciate it, and you’ll have a comfy home theater system to enjoy the whole year!
  • Update Your Bathroom– If you’re having extended family stay with you over the holidays it might be best to update your bathroom fixtures to support the increase in use. If your guest bathrooms rarely get used you’re not alone. Redoing a neglected second or third bathroom can be a great way to make guests feel more welcome. New faucets, showerheads, tiling and toilets not only add new character to your bathroom, but can impress guests and family. Explore your options and try something new with artistic lighting features or stylized shower heads and drains.

Hyman Bartolo Contractors have often been recognized for their excellent custom home building results and unparalleled customer service. They now have another accolade to add to their list thanks to being named Trane’s Partner of the Year. Hyman Bartolo received the prestigious Partner of the Year Award for their outstanding support of the St. Jude Dream Home Giveaway Program in New Orleans.

This award annually recognizes one of Trane’s nationwide vendor partners for best exemplifying the values aligned with the Trane brand as well as helping to further the mission of the St. Jude Children’s Research Hospital. Bartolo received the award during the annual ceremony, which took place in Memphis, Tennessee at the St. Jude Builder Summit this summer.

Mark Hall, the Builder and Retail Leader for Trane commented that “Bartolo’s partnership with the St. Jude Dream Home opened new opportunities for their extended team of contractors and the New Orleans community. The Bartolo team shared their passion for the cause with others, pulling their partners and the
community together to support St. Jude and their fight to cure childhood cancer.”

St. Jude is one of the world’s premier pediatric cancer research centers and sponsors the St. Jude Dream Home giveaway program each year, which raises money through a raffle. One of the raffle prizes is a dream home, which Hyman Bartolo has helped build in both 2015 and 2016. This program is one of St. Jude’s largest fundraisers and has brought in more than $290 million, with more than $1 million being raised in the New Orleans area in 2015 alone.

Boutte resident Dennis Mitchell was the lucky winner of the St. Jude Dream Home in 2015. Bartolo built his new dream home, located in Lakeview in New Orleans, which is valued at $650,000 (not bad for a $100 investment). This cause is close to the heart of owner Hyman L. Bartolo, Jr., who even made a trip to the Memphis location to visit children with the diagnosis and see what life is like for them and their families.

With the football season in full swing and the weather cooling down, now is the perfect time for outdoor tailgating or partying with friends. You could go the traditional route and set up in the back of an old pickup truck in the middle of a parking lot, or you could stand out from the rest and entertain friends and family in your very own outdoor kitchen, grilling and entertainment zone.

While you might be tempted to go DIY on your outdoor party zone, it’s often best to let a contractor or other professional help you with such a serious renovation . This is especially true if you’re considering gas appliances that will require a gas line, additional hardscaping or other plumbing/electrical fixtures.

That doesn’t mean you can’t personally dream up and design an outdoor kitchen that’ll be guaranteed to impress for years to come.

Layout and Appliances

One of the first things to consider is how you’ll want to set up your outdoor cooking space. The kitchen alone will
require a prep, cooking, serving and cleaning area to be most effective. A seating and lounge section is also something to consider. Make sure you give yourself and your guests enough room  to enjoy each area without feeling too crowded or too separated.

Appliances play a big part in determining most of the layout because you’ll have to design the countertops and storage areas around them. You may want several cooking and refrigeration appliances for food prep, chargrilling or even baking. Maybe a bar top will work for you.

Consider how these pieces will fit together with each other and other surrounding elements.

Materials and Style

Once you know where you want your outdoor kitchen to be, you need to decide how you want it to look.

Luckily, New Orleans has a rich cultural and architectural background that you can draw from for your own designs. Elements of Greek Revival, Colonial, and Victorian styles can all be incorporated into your outdoor kitchen. More modern options are also widely available if you prefer.

Regardless of your design preferences, the design professionals and contractors at Hyman Bortolo are sure to know the
perfect material to make sure your vision is accurately brought to life. Just remember that whatever you choose has to be able to withstand the elements of the outdoors. Selecting sturdy or low-maintenance materials and equipment will save you time and frustration in the long-run.

If you need help to design your perfect space, or already know exactly what you’re looking for, contact   Hyman L. Bartolo Jr. Contractors, Inc. (HBC) today.

Homebuilding partners Hyman Bartolo, Jr. and Gerald Mire bring unparalleled experience to the planning, construction, and finishing of new home builds, including those that incorporate stunning, functional outdoor kitchens designed for entertaining. We pride ourselves on being the best New Orleans architects, interior designers, and decorators in Louisiana.

When it comes to selling your home, dozens of variables come into play. How many rooms your home has, what specialized features it has, the area it’s in, how well it maintains a consistent temperature and how much a buyer will owe in property taxes each year are just a few attributes that matter to homebuyers. That may seem like a lot to consider, and you’d assume people would take their time making a decision.

Surprisingly, many buyers will buy on the spot based on one simple factor alone: The curb appeal of your home.

Your Home’s Curb Appeal

Although curb appeal is generally cosmetic, the general appearance of a home still matters to prospective buyers and makes a sizeable first impression that can sway them toward making a purchase.

There’s a series of steps you can take to improve the curb appeal of your home that will instantly snag the attention of potential buyers and make an indelible impression:

  • Keep your lawn healthy and hydrated– One of the first things buyers will notice is your front lawn. Grass that is brown and dead will leave a negative lasting impression on buyers whereas beautiful green grass not only looks good but communicates to the buyer that you take care of your home’s appearance and that your irrigation is running efficiently.
  • Update or install new screens and shutters– Dilapidated shutters and old or tattered screens can raise red flags among buyers, making them question why they’re falling apart and why the owner hasn’t replaced them. Take the time to update, fix or install new screens and shutters when needed to keep up your curb appeal. Also make sure the color and type of your shutters and screens match so as to prevent a hodge-podge look that can be unappealing.
  • Apply a new coat of paint– A combination of the passage of time and harmful UV rays from the sun can damage your home’s paint job, causing it to peel or deteriorate over time. Applying a fresh, new coat of paint can liven up your home’s exterior, making it more appealing to buyers. Additionally, using outdoor paint designed to withstand weather effects and harmful UV rays can go a long way and impress buyers.
  • Fix broken roof tiles or update your roof completely– A damaged roof can instantly dissuade buyers from even considering purchasing your home, as roof repairs are costly, and the last thing buyers want is to purchase a home that requires expensive repairs. Many lenders won’t even approve the sale if the roof doesn’t meet a certain quality threshold. Fixing a damaged roof can be costly for homeowners, but carries added benefits. Sellers who reroof or repair can justify raising the price of their home, recouping the costs that went toward repairing the damages.

If you plan on making updates or repairs to your home’s exterior, it’s best to contact professional contractors to do the job safely and efficiently for you.
